St. Anthony’s site a hospital-free zone

For years, there has been a spirited debate whether some residential towers should be built on the former St. Anthony’s Hospital campus by Sloan’s Lake in northwest Denver.

One thing is certain, however, the old hospital will not be replaced by a new one.

Not only is the new owner’s plan to see it redeveloped into an urban, residential community with some retail, but the sales agreement to EFG-South Sloan’s Lake I LLC by Catholic Health Initiatives Colorado specifically excludes major medical facilities.

The special warranty deed includes “use restrictions” that for the next 40 years precludes uses such as:

  • Ambulatory surgical center.
  • Birth centers.
  • Community clinics and community clinics with emergency centers.
  • Convalescent centers.
  • Comprehensive outpatient rehabilitation facilities.
  • Home care agencies.
  • Hospices.
  • Hospitals (including, without limitations, general, psychiatric, rehabilitation, maternity, hospital units and long term care.
  • Nursing homes.
  • Physical therapy or pathological services.Imaging services, including, without limitation, flat film or digital x-ray, magnetic resonance, PET, CT, ultra sound or other medical imaging services.

In the past, some residents and members of the city have discussed keeping a small medical presence on the site, however. It is unclear whether that will happen. Plans by EFG include 900 to 1,200 residential units and about 300,000 square feet of retail.

The  hospital, which opened more than 120 years ago, was replaced with a new 224-bed hospital on a 50-acre campus in Lakewood in June 2011. That year, hospital officials said they would like to work with future developers to continue some limited medical services at the site.
