Arista, a 200-acre transit-oriented development in Broomfield along U.S. 36, is getting a new office building.
Wiens Real Estate Ventures LLC , the development company behind on Tuesday announced it will be constructing an 82,000-square-foot, five-story office and retail building.
It is the second of three office buildings planned by Wiens in the residential, retail, office and entertainment community.
Called Arista Place II, it will be completed in about a year.
It will be constructed adjacent to Arista Place I, a 111,160- square-foot office building that is about 95 percent leased to office and retail tenants.
Plans are also underway to begin construction of Arista Place III, once leases are finalized at Arista Place II.
“Construction activity at Arista was slowed during the recession, but since 2012, more than 1,250 residences have been built, a 90,000-square-foot hospital is under construction, and a 68,000-square-foot medical office building is in planning,” said Joe Zepeda, Sr., project manager for the WREV.
The time is right for the next building, after a rough patch, said Tim Wiens, principal of WREV.
“Arista overcame the hurdle of the recession and now the development is quickly evolving into everything we thought it could be,” Wiens said.
Arista Place II is l along the main street within Arista. It will have main floor restaurant and retail tenants with Class A office space above. GKK is the architect and Pinkard Construction is the general contractor.
Pedestrians will have an easy walk to the RTD transit stop. Covered parking will be provided in the adjacent Park-n-Ride, which Arista shares with the RTD BRT transit stop along US 36.
Arista is the only true TOD between Denver and Boulder, according Wiens.
It is home to the 1STBANK Center, which hosts 60 to 80 concerts and events annually.
The aloft Hotel, various restaurants and retailers, a number of residential options also are available in the community.
The University of Colorado, with Adeptus Health, is also underway with the construction of a hospital along 120th Avenue in Arista.
And Venture Medical has announced plans for a medical office building.
In addition to current activity, WREV is making plans for more than 45 acres of land at Arista that has been made available for further office and retail development.
Pre-leasing of the office space for Arista Place II is being handled by Don Misner and Joe Heath of Jones Lang LaSalle. Jordan Wiens of WREV is responsible for retail leasing.
