Koelbel Urban Homes on Wednesday announced the launch of pre-sales for 5390′ .

5390′ is a 51-home urban, infill development in the increasingly trendy Berkeley neighborhood in north Denver.

The name is derived from the elevation, 5,390 feet. 5390’ sits on one of the highest points in the metro area. The community is north of West 50th Avenue and west of Vrain Street.

Homes are priced from the $700,000s to slightly more than $1 million. They will range in size from 1,800 square feet to 3,200 square feet. Finished basements are an option.

Home styles include golf villas, two-story single-family homes, paired two-story designs with rooftop decks and garden court homes.

“We are always looking for urban infill projects that are going to improve upon Denver’s already great neighborhoods and embrace their individual history and identity,” said Walter A. ‘Buz’ Koelbel Jr., president of his namesake company.

The 5390’ community is adjacent to the El Jebel Shrine building that is being renovated into high-end condos.

“Our community at 5390’ combines an ideal location with impeccable views and blends seamlessly into the backdrop,” Koelbel continued.

“It will offer people the rare chance to purchase a brand new home in an older neighborhood that has been popular for decades,” Koelbel said.

The 5390’ community is adjacent to Denver’s Willis Case Golf Course.

The golf course provides an expansive green backdrop, as well as a recreation opportunity.

Downtown Denver is an easy commute and the site is near Interstate 70, providing easy access to the mountains.

5390’ also is walking and bicycling distance from the increasingly bustling Tennyson Street restaurant, entertainment and shopping district.

The community also is close to Berkeley Lake, Caesar Chavez and Rocky Mountain Lake.

It is minutes from Regis University.

“We have had so much positive feedback from people who live in the area from the architecture to the overall concept,” said Carl Koelbel, vice president of Koelbel and Co., and son of Buz Koelbel. Carl oversees Koelbel Urban Homes.

“It is hard to replicate this site anywhere in Denver so we are making sure to do it right,” Koelbel said.

Homes in 5390’ are designed by KGA Studio Architects in Denver.

Architectural styles range from Craftsman and Prairie to mid-century modern.

All homes include two-car garages and incorporate outdoor living spaces.

Some plans include rooftop decks. Rooftop decks are among the most sought after features in urban homes.

The Moorish-style El Jebel building is being converted into 25 condos, priced from the high $300,000s to about $1.2 million.

Much of the iconic façade and character of the El Jebel building is being preserved.
