East West Partners has begun construction on the $200 million Coloradan, next to Union Station.

East West Partners on Thursday announced it has broken ground on The Coloradan, a $200 million condominium development next to Union Station.

The 19-story Coloradan is the first condominium building in the Union Station neighborhood.

The 334-unit tower, at 1750 Wewatta St., is the only opportunity to purchase and own a private residence in the Union Station neighborhood.

The Coloradan is scheduled to be completed in September 2018.

“The Coloradan is the final piece of the Union Station puzzle – the last building to go vertical in the area surrounding the train platform and canopy and the only opportunity to own a piece of this newly iconic neighborhood,” said Chris Frampton, managing partner of East West Partners.

“At The Coloradan, the City of Denver will really be the primary amenity as residents will literally be in the heart of everything when they step out the front door,” Frampton added

The Coloradan will include:

  •   33 Inclusionary Housing Ordinance residences with pricing set by the affordability requirements. They are estimated to be in the mid to high $200,000s.
  •    294 Studios, 1-bedroom, 2-bedroom and 3-bedroom residences ranging from the high $200,000s to $1.3 million.
  •    19th floor penthouse units ranging from $1.6 million to $3 million.
  • A 447-space parking garage.

The building also will include about 19,000 square feet of ground floor retail space.

Amenities for owners at the Coloradan will include a rooftop pool deck and club room, fitness room and a garden.

In addition, The Coloradan will be LEED Gold and Certified Healthy. Certified Healthy is a Denver-based certification program that recognizes exceptional projects that integrate healthy standards and encourage healthy lifestyles.

 “Our mission is to create a vibrant, fun, conscientious place to live that connects residents to their community and the future of Colorado in an authentically Denver way,” he said.

The Coloradan is being constructed by GE Johnson Construction Co. BuildMark is providing project management services.

GBD, based in Portland, Oregon, is the project architect.

Urban Legend Retail and The F+B Group will be curating and marketing the retail space.

 Slifer, Smith & Frampton, will begin selling the units next year.
